Sept 13th – 20th : Road Works : Hayes Lane to Uplands Road

At our last pre Covid AGM a member suggested that we ‘get on with resurfacing the (Welcomes) Road instead of just talking about it’. Having received quotes from Swift Surfacing, TTS Surfacing and London Surfacing Co Ltd. The latter company came with an informal ‘introduction’ from the Council Highways Dept. We met the various personnel from each of these companies and the result was that we felt we could work best with the road engineer (Chris) from London Surfacing Co. Ltd. Each quote was similar in terms of price. Anyway we are now ‘getting on with it’ by making a start with resurfacing the section of Welcomes Road from Hayes Lane to Uplands Road (Phase 1). Phase 2 will cover Uplands to Zig Zag Road (2022) and Phase 3 from Zig Zag to Kenley Lane when construction traffic has tailed off.

To be clear : the road will be closed at the Uplands Road junction on the south side and at the Hayes Lane end near the white posts. Traffic from the Welcomes Road from the north (lower end) will be able to turn right into Uplands Road.

Specification : The intention is to apply an overlay of 40mm of stone mastic asphalt (SMA) after regulating the existing surface and re-profiling one speed ramp and installing a drain pipe by the top ramp near Hayes Lane. The works include a 12 months guarantee.

The impending works will commence on Monday 13th September 2021 for 5 days as follows, with working hours from 9am to 5pm :

Monday 13th
NO PARKING ON ROAD
Set up site and start the following prep works, Adjust iron work and install drainage pipes. Cut joints at all tie in points.
Road open but with traffic management.

Tuesday 14th
Preparatory works
Road open but with traffic management

Wednesday 15th to Friday 17th
Start resurfacing works from Hayes Lane working towards Uplands Road laying in 3 stages over this period.
ROAD WILL BE CLOSED WEDNESDAY TO FRIDAY WITH SOME ACCESS AFTER 5 PM.

Monday 20th September
Install new speed ramp between Maryhill Close and Simone Drive near telegraph pole. Carry out line marking.
Road open but with traffic management.

IMPORTANT

Members fronting Welcomes Road between Uplands Road and Hayes Lane will need to bear in mind that the contractors need to be allowed to get on with their work uninterrupted. When the overlay is being applied it is vital to keep away from moving machinery. Walkers should be able to find a way round the road works but are encouraged to keep away from the site. If you need to use your car please park it on Uplands Road considerately but do not park near the junction with Welcomes Road as this area will be set aside for the contractors plant and machinery. The postman will need to walk to houses having parked in Uplands Road and other deliveries avoided that week unless essential.

If you have space on your drive for an extra car please let me know  in case any of the  people who will lose access to their own drives from Wednesday 15th to Friday 17th could use it. Otherwise parking will need to be in Uplands Road or other public roads nearby. The section of Uplands Road leading to the junction with Welcomes Road will be reserved for the contractor’s plant and machinery.

SMA curing time 24 hours. No HGV traffic during this period.
Monday is, of course, a refuse collection day for food waste and plastic. This should take place before 9am when the contractor starts work each day.

Roadworks Update

Roadworks by SES Water 32 Welcomes Road starting 19th April:   The work to connect the new flats with the water supply will commence on Monday next 19th April. Unlike at 57 Welcomes Road the supply pipe in the road is on the same side of the road as the new flats. The intention therefore is to restrict the excavations to the same side of the road as the flats (west) and to leave enough space for a vehicle to pass the work site, albeit slowly and carefully.

It would however be appreciated if members could avoid using the road from Zig Zag to Kenley Lane as this should help the work force complete the work quickly.

If members living near No 32 could permit the site staff to park their vehicles on their land that would be very helpful in terms of keeping traffic moving and would be much appreciated. It is hoped the new connection will be completed and the road reinstated by the end of the week of 19th April.

Roadworks by SES Water 57 Welcomes Road: The road is now open at this point. The contractors are coming back to put grass seed down on the verges.

Roadworks by Thames Water and Lanes Group; The continuation of the survey of the sewer in Welcomes Road is expected to take place in April but the date has not been advised. The work entails uncovering a manhole near 58 Welcomes Road, which has been covered over by tarmac at some point in time in the past, and then sending a camera down to No 40 WR followed by jetting out any debris.

Security alert: Recently 2 men were caught at around 1am by a Ring doorbell camera trying the door handles of the cars parked on the drive. The property concerned is on Welcomes Road.

Welcomes Road still closed near no 57

The SES Roadworks originally estimated at 3 days have over-run and Welcomes Road has remained closed over the Easter break.

At least progress is being made – and many thanks to the recycling men who still managed to collect the recycling this morning!

Further roadworks in late March

Just to remind you to avoid Welcomes Road between Zig Zag Road and Kenley Lane for the next two weeks.

 32 WR gas connection 22nd March, estimated 3 days 

 57 WR water connection 29th March, estimated 3 days

Site meeting with SES water contractors on 25th March.

These jobs usually seem to take longer than scheduled so please make allowances.

The contractors are expected to keep the road passable to light traffic and pedestrians with brief closures to reinstate the road.

Electrical Cable Installation Work

Electrical cable installation work is being carried out by Prencor to support the installation of vehicle charging points at 57 Welcomes Road.

The work is expected to be completed during the last two weeks of January,

The work will extend up the even numbered side of Welcomes Road from 60 to 68 but will also require excavation across the road to connect to no 57.

Zig Zag Road junction roadworks – 16th to 21st Dec

Please avoid using the Zig Zag Road/ Welcomes Road junction from between Wednesday 16th and Monday 21st December. 

The very informal logistics plan is as follows:

1. Wednesday 16th December at about noon the contractor will start to gun off the surface of the road in the bellmouth of Welcomes Road and 5m into Zig Zag Road

2. Thursday and Friday 17th and 18th December the work will continue and  concrete edging installed along  the hedge line fronting Zig Zag Road and which belongs to 70 Welcomes Road.  The new edging will support the compaction of the new tarmac.

3. Saturday and Sunday the junction will be CLOSED to vehicular traffic to allow the new surface to ‘go off’. No motorised traffic particularly HGVs must drive over the new surface for 48 hours.

4. Early Monday morning the contractor will remove signage  closing the road so the refuse lorry can pass.

The contractor will be allowing traffic to use the junction from Wednesday to Friday but for safety reasons if you can avoid the junction by using Abbots Lane and Uplands Road that would be very much appreciated.

The road will be passable to pedestrians at all times including over the weekend. Apologies for the short notice but these jobs are very much dependent on when the road materials become available.

Roadworks Works during November – near 17WR and at ZigZag Road

UK Power Networks now have a start date to carry out  works involving upgrading an underground electricity connector. They will be using a sub contractor who is being properly briefed by UKPN on traffic management.

Works will involve excavation (approx. size 8m x 1.1m x 0.9m) cable jointing and reinstatement. Whilst on site the road width past the works will be restricted to 2.5m, wide. When leaving site overnight, access past the works should be 3m wide.

At Zig Zag Road

Junction of Zig Zag Road and Welcomes Road: Starting Wednesday 18th November until first thing Monday morning 23rd Nov. To make good damage by construction site traffic using Zig Zag Road contrary to Council routing instructions by installing some new kerbing, breaking out surface of bellmouth and first section of Zig Zag Road and laying 20mm sub base and 10mm SMA running course. The road will be closed most of the time so please use Abbots Lane for this period. It will be passable for pedestrians. Although the work will be finished by Friday night Zig Zag Road will remain closed over the weekend to allow the SMA surface course to cure

The contractor will open the road early on Monday morning so the refuse lorry can get past. Your patience is appreciated and please be nice to the people doing the work!
